Mold Investigation

A science-based approach that prioritizes thorough visual inspection over random testing. Anyone can buy a mold test kit—what you can't buy is the knowledge and experience of an environmentalist who specializes in building science and mycology.

Our Investigation Process

Every step is designed to understand your home's unique situation—not just collect samples.

1

The Visual Assessment

Every investigation begins with gathering the history of your building and performing an extremely thorough visual assessment. We inspect the building envelope, HVAC systems, and occupant behaviors. High-risk areas—bathrooms, kitchens, attics, air conditioning units—are our prime focus. But we also investigate the more nuanced issues that others miss. That's where expertise matters.

Measurements and testing should only be performed once a thorough assessment is complete. Testing without understanding potential issues is essentially random guesswork—misleading and a waste of your time and money.

2

Measurement & Testing

We use advanced, top-of-the-line tools: moisture meters, thermal imaging cameras, hygrometers (measuring humidity, dew point, vapor pressure), smoke machines, pressure sensors, and more. What sets us apart is our specialty in Mycology and the ability to perform on-site microscopy. If we observe visible mold during the inspection, we can identify it immediately—no waiting for lab results. Only complex samples require lab analysis.

On-site identification means faster answers and more informed decisions during your investigation.

3

Report & Protocol

All data—visual observations, measurements, lab results—is combined into an easy-to-read report with photos and videos. You don't need industry knowledge to understand it, making it easy to share with insurance adjusters, remediation specialists, or contractors. If work is needed, you'll receive a detailed protocol with actionable recommendations.

We believe you shouldn't pay extra for a protocol. It's included in every investigation.

Is Environmental Investigation Right for You?

Mold isn't the only air quality issue in a home. When we hear "we're sick in our home and don't know why," that calls for a more holistic investigation. Focusing only on mold can miss other issues impacting air quality—especially for occupants already facing health issues who need a safe place to heal.

Frequently Asked Questions

How long do your inspections take?

A typical inspection takes around 1-2 hours for every thousand square feet. A 3,000 sq ft home could take 3-6 hours depending on what we find. We're investigators at heart—the more issues we uncover, the longer we take to fully understand them. If your home is clean, we move through faster.

What kind of samples do you use?

Think of sampling like a detective's toolkit—there's no single 'best' tool, just the right tool for each situation. We offer air, surface, bulk, dust, VOC, and moisture mapping options. Standard investigations include spore trap air samples and/or direct samples. Advanced testing is available when needed.

How much does a Mold Investigation cost?

Pricing depends on your location and home size. Please contact us or fill out our investigation request form for specific pricing tailored to your situation.

What's included in the investigation?

Your investigation includes thermal imaging, full moisture mapping, humidity and dew point readings, inspection scoping, basic pressure testing, sampling, and a comprehensive written report with detailed protocol—all included in one price.
